Rules and Regulations
The following rules and regulations are adopted by the owners in accordance with the Association Covenant, By-laws, and the Statutes of the State of North Carolina.
The Association Board of Directors is responsible for the administration and enforcement of the rules and may delegate this responsibility to the Property Manager.
Association members are encouraged to report any violations or suspected violations to the Property Manager.
Unit owners are responsible and accountable for violations of the rules and regulations by family members, guests, or tenants who may reside or visit their units.
Penalties will be assessed to the unit owner for violations of the rules up to $150.00* per incident at the discretion of the Board of Directors.
It is required that a copy of these rules be posted in your unit to insure that everyone is informed of their responsibilities to make Pine Knoll Townes a nice place to live and vacation.
* Rule #4 may exceed the $150.00 amount based on actual costs involved.
- Occupancy of Pine Knoll Condominiums is restricted to groups of no more than eight (8) when owner is on the premises. This includes: owners, spouses and children. Renters and guests are restricted to groups of no more than six (6). Use of common area (swimming pool, swimming pool area, decks, beach, etc.) is restricted to groups of no more than ten (10) at any one time. Anyone, owner or renter, occupying a unit for a period longer than 90 days is limited to four (4) occupants.
- Condominium owners (including spouses and children) may have pets on the premises if they: (a) keep pets on a leash while in common area; and (b) cleanup and dispose of pet waste. Other condominium users including friends, other relatives, business associates, renters, etc. MAY NOT have pets on the premises. The Board reserves the right to address a problem with an owner if the need arises.
- Unreasonably loud, disturbing noise or boisterous conduct is not permitted by owners, guests or tenants on Association property (common areas) or in individual units. Quiet hours are from 10:00 PM to 8:00 AM.
- The responsible unit owner is assessed for actual repair or replacement costs for damage caused by vandalism or negligence by condominium users.
- Use the parking space assigned to the unit and those available for guests. Do not use spaces assigned to other units or block the center area of the parking lot. Owners may park a small boat or personal watercraft for up to seven (7) days in the space assigned to their unit from October 1 to March 1.
- All garbage, recyclable or other items for disposal must be placed in the appropriate containers at the pick-up area on the north end of the condominiums. Garbage must be placed in plastic bags and laws on recycling must be followed. Disposal of used appliances or large items at the waste pick-up area must be arranged with the Property Manager and the unit owner must pay any appliance disposal fees. DO NOT PLACE ITEMS ON THE GROUND OR TOPS OF CONTAINERS.
- Pool hours are 9:00 AM to 10:00 PM. Swimming is at your own risk. No smoking is allowed in the pool area. Shower prior to entering pool.
- Do not litter the beach or the pool. Styrofoam toys and floats are not permitted in the swimming pool. Glass containers are located by the beach deck; but are not for disposal of household garbage.
- Use stairways provided for access to the beach. STAY OFF SAND DUNES. Parents are accountable for children and owners for guests. Tents, umbrellas and beach chairs should be removed from beach and all holes on beach must be filled by sunset.
- North Carolina state law prohibits picking sea oats and other dune vegetation.
- Be respectful and consider the safety of yourself and others when swimming, surf boarding, fishing or participating in other activities. Be mindful of your surroundings prior to engaging in activities that could pose a danger to yourself or others. There is a “life saving buoy” located on the sand fence at the entrance to the beach and in the pool area. There is an emergency telephone located by the pool house.
- No ball or Frisbee playing is permitted in the courtyard. No skateboarding on sidewalks or parking areas.
- Fire code requires that grills be ten (10) feet away from the building wall. Pull grills into the courtyard before lighting and using.
